We have the system to insure that all households are properly qualified and we thoroughly document to satisfy all compliance requirements. Because affordable property management has become so complex, JL Gray emphasizes continual personnel training, from Corporate personnel to Asset Managers to Site-Managers and Maintenance personnel. We use national experts, as well as our own in-house instructors. Our Resident manager Training Program includes training seminars where our managers get together, exchange ideas, and learn from their fellow managers, as well as from guest speakers.
JL Gray’s reporting is timely, complete and accurate. Data flow from each of our communities is automated, using the latest technology. Our budgeting system emphasizes cost controls without neglecting necessary upkeep of the residences and common areas.
JL Gray develops our own software in-house so that we have the ability to model it around our business rather than modeling our business around our software. JL Gray developed and continues to enhance its proprietary Accounting and Compliance software package. The system ensures compliance with federal and state requirements for income limits and reporting procedures. It also tracks tenant ledgers and automates tenant notification for recertification requirements and rent changes. Advanced scanning and workflow technology help create a system of checks and balances for admitting new residents to a property, while also speeding our invoice process to pay vendors quickly. The on-site system is linked to our home office accounting and reporting package. With this technology JL Gray can provide timely and accurate financial statements to owners and staff through Internet Protocol.
JL Gray is proud of the close relationships we have with many of our vendors including Wells Fargo Insurance, which enables us to receive much lower premiums, HD Supply for better pricing on materials, and with Boothe, Vassar and Company for more accurate financial audits. We have monthly meetings with Wells Fargo Bank to ensure that we have the most up-to-date services available and to work with their technology department so that we can automate their services into our software package. We have also implemented desk-top deposit at all of our complexes, so there are no more trips to the bank and the deposits are made in a more timely fashion without having to close the office.
